What your monthly payment really includes in Santa Clarita
Two homes at the same list price can cost hundreds of dollars a month apart once HOA dues, Mello-Roos and insurance are counted. Here is how to compare them properly.

The single most common surprise I see with buyers new to the Santa Clarita Valley has nothing to do with price. It is the moment they realize that two homes listed at exactly the same number can carry wildly different monthly costs — and that the difference can be large enough to change which house they can afford.
The four numbers that move your payment
Your principal and interest is only the beginning. Four other line items do most of the damage, and all four are knowable before you write an offer.
- Property taxes, which are based on your purchase price rather than what the current owner has been paying.
- Mello-Roos or other special assessments, which fund infrastructure in newer developments and are billed on top of regular property taxes.
- HOA dues, which range from nominal to substantial depending on what the association actually maintains.
- Homeowners insurance, which varies significantly across the valley — particularly for properties in higher-risk canyon locations.
Why the seller's tax bill is not your tax bill
This one catches almost everybody. In California, a property is generally reassessed when it changes hands. If the current owner bought decades ago, their tax bill reflects a much lower assessed value than the one you are about to establish. Budgeting from their number instead of yours can be an expensive mistake.
How to compare two homes honestly
Before you compare list prices, build the full monthly cost for each property: principal and interest at your actual rate, estimated taxes based on the purchase price, any special assessment, HOA dues, and an insurance quote. Only then are you comparing the same thing. I run this side by side for every client, and it regularly reorders their shortlist.
