Privacy policy
What this site collects, why, and what happens to it. Written to be read rather than skimmed past.

The short version
If you send a message through this site, that information is used to reply to you and to help with your real estate needs. It is not sold, and it is not added to a marketing list you did not ask to join.
What is collected
Only what you choose to give. When you submit a form on this site, the following is collected:
- Your name and email address, which are required so a reply can reach you.
- Your phone number, if you provide it.
- The nature of your enquiry and any message or property address you include.
- Which page the form was submitted from, so the reply has context.
How it is used
Submitted information is used to respond to your enquiry, to provide the real estate services you asked about, and to keep in touch with you about your transaction if you become a client.
It is not sold, rented or traded. It is not used for advertising targeting. If you ask to stop hearing from me, that request is honored.
Who else sees it
Form submissions are delivered by an email service provider, and this site is served by a hosting provider. Those services process the data on my behalf in order to deliver the message.
Information may also be shared with the brokerage, or with lenders, escrow, title and inspection professionals — but only when it is necessary for a transaction you are actively pursuing, and only with your knowledge.
Information may be disclosed if required by law, or where necessary to comply with real estate licensing and record-keeping obligations.
Cookies and analytics
This site does not set advertising or tracking cookies of its own. If web analytics are added in future, this policy will be updated to say what is collected and how it is used before those tools go live.
Text messages
If you text the number listed on this site, or provide a mobile number and ask to be contacted by text, you may receive text messages related to your enquiry. Standard message and data rates apply. Reply STOP at any time to stop receiving them.
Your choices
You can ask what information is held about you, ask for it to be corrected, or ask for it to be deleted. California residents have specific rights under state privacy law, including the right to know what personal information is collected and the right to request deletion.

Security
This site is served over HTTPS, and form submissions are transmitted encrypted. No method of transmission over the internet is completely secure, so please do not send sensitive financial information, account numbers or identification documents through a website form. If documents are needed, secure delivery will be arranged.
Children
This site is intended for adults and is not directed at children under 13. Personal information is not knowingly collected from children.
Changes and contact
If this policy changes, the updated version will be posted here with a new date at the top.
