Buying here is less about finding a house than about being ready when the right one appears. My job is to make sure that when it does, you already know what it is worth, what it will cost you every month, and exactly what your offer needs to look like.
The process
How this actually goes
1.Get the money question settled first
Before we tour anything, you talk to a lender and get properly pre-approved — not pre-qualified. That gives us a real number, a real monthly payment, and a document that makes your offer credible. If you need a lender, I will introduce you to two or three and let you compare.
2.Narrow the map
We work out which communities actually fit your commute, budget and life — and just as importantly, which ones do not. An honest hour spent here saves months of touring houses in the wrong part of the valley.
3.See homes that are worth your Saturday
You get new listings as they hit, filtered to your criteria. I preview when it helps and tell you plainly when a listing is not worth the drive. Your time is the scarce resource, not the inventory.
4.Write an offer built on evidence
Before we write, I pull comparable sales and read the property's history. You will see what the home is actually worth, where the seller's motivation likely sits, and which terms — not just price — will make your offer the one they take.
5.Protect yourself during escrow
Inspections, appraisal, disclosures, HOA documents, loan milestones. I track every deadline and translate every report into plain language, so you are deciding with real information instead of reacting to paperwork.
6.Close, and stay in touch
We do a final walkthrough, confirm the keys, and you move in. Afterward you still have my number for contractors, appeals, refinance timing and anything else that comes up — that relationship is the whole point.

How much do I need for a down payment?
Less than most people assume. Conventional loans can start well under twenty percent, and FHA and VA programs go lower still for buyers who qualify. The right question is not the minimum but what monthly payment you are comfortable with — a lender can model that in one conversation, and I will help you read the results.
Does it cost me anything to work with you as a buyer?
We will put our agreement in writing before we tour homes, including how my compensation works and who pays it. Buyer representation agreements are now standard practice in California. I will walk you through the entire document line by line, and you will never be surprised by a number at closing.
How fast do homes sell in Santa Clarita?
It depends on price band, condition and neighborhood, and it changes month to month. Rather than quote you a stale statistic, I will pull current days-on-market for your specific target area when we start — real numbers for your search, not a generalization.
Should I wait for interest rates to drop?
Nobody reliably times that, and waiting has its own cost if prices move while you sit out. The more useful exercise is to look at what a home costs you monthly today, what it would cost under a few different scenarios, and whether the payment works for your life either way. I would rather help you run that math than guess at the market.
