The process
How this actually goes
1.Walk the house together
I come out, look at your home honestly, and tell you what a buyer will notice — good and bad. You get a clear read on condition, what is worth fixing, and what to leave alone because it will not return the money.
2.Price it on evidence
I show you the comparable sales, the active competition and what is currently under contract, then explain how I arrive at a range. You will understand the reasoning well enough to challenge it, which is exactly how it should work.
3.Prepare with a budget in mind
Decluttering, paint, landscaping, repairs, staging where it earns its keep. We agree on a scope and a budget first. I will tell you when a project is not worth doing — that advice is worth as much as the vendor list.
4.Market it properly
Professional photography, accurate and well-written listing copy, full syndication to the major portals through the MLS, and direct outreach to agents working with buyers in your price band. Presentation is not decoration; it is what determines how many people show up.
5.Manage the offers
When offers come in, we look past headline price at financing strength, contingency exposure, timelines and the likelihood of actually closing. The highest number is not always the best deal, and I will show you why.
6.Get to the closing table
Inspection responses, appraisal, repair negotiations, buyer loan progress. I stay on top of every deadline and every party so the escrow closes on schedule and your move stays on plan.

What is my home worth right now?
Any number that arrives without someone seeing your home is an estimate, not a valuation. Online tools cannot see your updates, your view, your street or your condition. Request a valuation and I will pull current comparables and walk the property before giving you a range I am willing to defend.
What should I fix before listing?
Usually less than you think. Paint, deep cleaning, landscaping and lighting are almost always worth it. Large renovations often are not — buyers rarely reimburse a seller's taste. I would rather save you fifteen thousand dollars on the wrong project than earn a slightly higher list price you never actually collect.
How long will it take to sell?
That depends on your price band, condition and neighborhood, and it shifts through the year. I will show you current days-on-market for homes genuinely comparable to yours so you can plan your move around a realistic timeline rather than a hopeful one.
Can I buy my next home before selling this one?
Often, yes — through a contingent purchase, a bridge loan or a rent-back after closing. Each option carries different costs and risks. We map the sequence before either transaction starts, because the order you do things in has more effect on the outcome than most people expect.
